Exhibition for Lancing homes on flood risk land

Initial plans to develop land at New Salts Farm, Lancing, will go on display at a public exhibition next week.

The land, adjacent to the A259, is not currently allocated for housing in the emerging Adur local plan due to constraints such as flood risk.

But developer Hyde hopes the first phase of potential development would deliver 49 homes, public open space, access to new cycle and pedestrian links and ‘ecological and landscape enhancements’.

The development would be called ‘Kingfisher Meadows’, as the land is used by a number of grazing birds. An exhibition will be held at Lancing Parish Hall next Friday and Saturday from 10am to 5pm and 12pm to 4.30pm respectively.

Hyde development director Tom Shaw said: “Our vision for Kingfisher Meadows is to deliver family homes within attractive landscaped grounds whilst maintaining the existing ditch network, enhancing the ecological habitat and providing new public amenity space. We want community feedback to ensure that whilst building much needed new homes for local people, we also deliver wider benefits for the local community.”

Adur District’s local plan, which will go before a government inspector later this year, identifies various sites and their potential for development. Referring to New Salts Farm, the plan states: “This greenfield site was identified through the local plan process as a potential strategic allocation for housing development.

“However, the development of the site is currently not achievable. Various constraints, including flood risk, transport and landscape impact have not been addressed to the satisfaction of the local planning authority.”

The plan does, however, note the potential for the site to deliver housing in the longer term.

Cabinet member for regeneration Pat Beresford said: “We are still of the same view that it is not suitable to be placed in the local plan as a strategic site.

“They (Hyde) disagree and intend to put in a planning application in due course, as is their entitlement.

“We will have to deal with it in the normal way but with due regard to what we have said in the local plan.”
