New Monks Farm: Prices revealed for first homes in IKEA development

The first group of homes on the New Monks Farm development in Lancing have finally gone up for sale.

Prospective buyers can now reserve a limited number of three and four-bedroom homes on the new estate, with homeowners expected to be able to move in from August.

Housing developer CALA Homes said the three-bedroom homes will cost between £485,000 and £525,000, while a four-bedroom home will set you back £599,950.

A spokesman for CALA said the first homes were exclusively available for ‘off-plan’ sale, meaning they can be bought before they have been built.

“New Monks Park is a flagship scheme for CALA and we are receiving a healthy level of interest in the development,” said the spokesman.

“Purchasers looking to buy off-plan can speak to our sales team by calling 01903 866 943. Where required, we are hosting appointments from our Shopwyke Lakes development in Chichester until next month when the New Monks Park marketing suite and show homes are due to launch.”

Planning permission was given for 600 homes on New Monks Farm, alongside an IKEA superstore, school, country park and major improvements to the A27.

The plans also included two-bedroom homes, which would potentially be less expensive than the three and four-bedroom homes.

Thirty per cent of the 600 homes will be affordable housing, available through Saxon Weald. Pricing for these has not yet been revealed.

Restrictions in the planning contract designed to ensure infrastructure is in place before too many homes are built means no more than 249 can be occupied before the A27 works are completed.

Preliminary work on the new junction with the A27 has already started, with plans for a new roundabout.

A planning application for a fourth arm to the new roundabout, to connect the A27 with Coombes Road in the north, is under consideration.

The New Monks Farm marketing suite and show homes are expected so open next month.

Flood defences including a water pumping station are scheduled to be completed and operational by the end of the year.
