Plans to build 53 flats on busy Lancing industrial estate ‘totally irresponsible’

Proposals made last month could see The Quadrant in Lancing Business Park , Marlborough Road, converted into 34 one-bedroom homes and 19 two-bedroom properties by developer The Baron Homes Corporation Ltd.

The office block currently houses a number of businesses, including West Sussex NHS’ children’s community nursing services.

Several traders operating in the business park have expressed their concerns about the plans.

In a letter published on Adur and Worthing Councils’ planning portal, Eric Prescott, managing director of nearby Paula Rosa Manhattan, said the proposal was a ‘direct threat’ to the ongoing viability of his business.

“Lancing Business Park already suffers from the challenge of its own success with on street parking, congested roads and many businesses working 24 hours a day,” he said.

“I consider this proposal inappropriate and a threat to the long term viability of both the business park and adjacent businesses.”

Paula Rosa’s noisy, dirty processes, which can run 24/7, would be considered ‘invasive’ to adjacent home owners, he added.

The manager of Smith’s News, Ann Lockyer, shared Mr Prescott’s concerns.

She said her business operates 24 hours a day and had already received complaints from residents about HGVs after 2.30am.

Introducing residents directly onto the business park would cause more complaints and impact her business further, she said, adding she ‘strongly objects’ to the plans.

Damian Pulford, managing director of Sussex Transport in Lancing Business Park, said it would be ‘totally irresponsible’ to consider families living in the busy, dirty, noisy industrial environment.
